To help create and maintain neighborly connections, all property owners are invited to an annual Homeowner Shrimp Boil each spring and to a lavish Family
Reunion each fall—with happy hours and ice cream socials in between. Chrissy Lim and her family from Austin attended their first shrimp boil as new owners over Easter weekend. “The kids were able to run and play while the adults chatted and sipped sunset cocktails,” she says. “We felt very welcome in our new beach community, and we cannot wait to make more memories with our family and friends in years to come.”

The annual shrimp boil for owners adds to all the festivities over Easter Weekend, a Cinnamon Shore Signature Event full of activities! At Pups & Prosecco, beachgoers’ best friends mingle on The Great Lawn while their people sip bubbly. Saturday egg hunts and face painting fun give way to a special Sunday sunrise service for the whole Cinnamon Shore community. Owners and guests can even pre-order Easter brunch to pick up at Dylan’s and enjoy after the open-air worship service.

A ustinites Nicole and Kyle Campbell first spent time at Cinnamon Shore in 2020 with their two teens and two Yorkies, discovering the rhythms of beach life. “During Covid we came down to the coast,” Nicole says. “It was so nice to experience the beach and all that Cinnamon Shore had to offer during that time.” Now owners and big fans of the community, they take the easy drive down from Austin often, making their beach home a regular part of family life.
Below, Nicole offers her take on owning property in this seaside village.

WHY THEY BOUGHT: “We are in real estate; so, from that aspect, we knew it was a great investment, but we fell in love with Cinnamon Shore during the process, as well. We have created so many family memories along the way; it has been priceless.” WHAT THEY LOVE ABOUT THEIR LOCATION: “We are across from the Dune Pool, and I love everything about it. It’s close to the beach, close to the pool, and the Great Lawn. So, the location is nice for my dogs and for others that come to visit. We can also see the Gulf from the third floor and the bay, as well!” HOW OFTEN THEY COME DOWN: The Campbells spend Easters here and kick off summer at the beach every year when school lets out. They look forward to events like April’s Texas Sandfest, sponsored by Cinnamon Shore. “It’s one of my favorites,” Nicole says. And they enjoy fall trips with cooler temperatures. “Anytime really is a good time at Cinnamon Shore,” Nicole says.

In 2022, the year of the surprise engagement, Haley Kinney had to hide T-shirts she made to commemorate the event and proposal cookies during the drive from Hobbs, N.M.

A fter growing up with visits to Cinnamon Shore, Jackson Kinney chose to propose there. Having dated as far back as middle school, he and girlfriend Britain had rekindled their romance at Cinnamon Shore after their families from Hobbs, N.M., had started vacationing there together. So, under the guise of a fishing date at Lake Colby, Jackson knelt in front of the pavilion and popped the question. In on the secret proposal and waiting on The Great Lawn, family and friends lit tea lights, played Train’s “Marry Me,” and poured champagne. “It was magical,” says Jackson’s mom Haley Kinney, who submitted a photo of the celebration to the Cinnamon Shore photo contest. “Cinnamon Shore has been part of their lives every year for most of their lives. So, it just seemed like a natural place [for them] to get engaged…now we are closing in on a decade of memories at Cinnamon Shore, and we would never think of going anywhere else,” Haley wrote in her contest entry. The young couple made their commit- ment here, but these vacationers are also
committed to Cinnamon Shore. “[It’s] the only place we have stayed [on annual beach trips] and the only place we will ever stay,” Haley says.

the women visit. It’s a tradition,” Haley says, adding that back home, when they’re missing Cinnamon Shore, someone on their group text will declare it’s time for a “Port A breakfast,” and the guys pull out the waffle iron and skillets even though they’re inland. Ahead of the annual beach trip, they have a group countdown via text, too. “Cinnamon Shore did not miss anything on amenities and how you treat your guests,” Haley says. These Cinnamon Shore advocates will continue to visit with the recently married couple and will always remember their fishing dock engagement. “[Jackson] might not have caught a fish that night, but he did bring home a keeper,” Haley says.
A real estate agent in Hobbs, Haley and husband Jotty also pastor together at Christian Center Church. Their family of five has traveled to Cinnamon Shore with a group of almost 20 for 10 years, gladly making the 9-hour drive and booking various homes that accommodate their group. “We love being able to stay together,” she says. “That’s the best part.” They’ve enjoyed lakeside “Blue Willow,” where Jackson first learned to fish, and, more recently, spacious “Sea La Vie” with Gulf views. They stay up late playing games and talking. “We love the bonfires on the beach. We cook most of our meals, but Dylan’s is so easy for pizza. We love the concerts, the movie nights, the snow cones. On Saturdays, the men cook a smorgasbord of a breakfast while

at CINNAMON SHORE Growing Up
After going from bachelor days to husband and father of two, Ames Brown shares how his family’s brand-new beach home became a haven for his family and guests.
T his past March, Ames Brown, his wife Camille Wagner, and their two children stayed for the first time in their brand-new home at Cinnamon Shore South—after construction and move-in were complete! The Austin, Texas, couple married in Spain back in 2017, but had their wedding reception at Cinnamon Shore, where they had a history. Ames had discovered the community while still single back in 2009, investing in a one-bedroom condo in Town Center 1. For a while, it was perfect for him, then for the couple, then for them and their son Ames Earl. “Our son just loved the
beach,” Ames says. “We’ve traveled a lot to a fair bit of the world, and there are a lot of beautiful beaches, but Cinnamon Shore’s is by far the best beach for kids that I have ever been to. Now, daughter Violet has made them a family of four, and they’re thrilled to have built “Lakeside Luxury,” a spacious beach home that’s part of the rental portfolio with six bedrooms, six full baths, and two half baths.

FRESH COASTAL INTERIORS & PRIME LAKE LOCALE Working with a professional designer, the couple had clear ideas about what they wanted. “We lean more transitional rather than traditional,” Ames says. “We like a subtle coastal vibe that’s muted, not overwhelming.” Before they developed interiors or enlisted UWC Custom Builders to craft the home, it was the coastal landscape and lakefront locale that sold them on this site. “The boardwalk is one of the big reasons we chose the lake,” Ames says, noting how easy it is to access the pools on the east side of South Town Lake and the future South Town Square on its west side. He’s not a big fisherman, but imagines he’ll teach Ames Earl to cast a line one day. For now, he enjoys windsurfing at the National Seashore and playing pickleball at the Seascape Courts. Ames and Camille take their son over to Cinnamon Shore North to play Spike Ball on the Great Lawn. Their family will grow alongside developing Cinnamon Shore South, and from their vacation home, they’ll watch the future of both unfold.

DESIGNED WITH FAMILIES IN MIND “The whole intention of building our home was to have a place where we could bring family and friends,” Ames says. They asked themselves questions: What if they brought Camille’s entire family? What if they brought his family, too, along with a couple of friends? How would Camille’s parents, who have some disabilities, navigate? Their floor plans reflected all of those concerns, including ramp access to the front door and 30-inch doorways helpful for walkers and wheelchairs. Owners of Austin vacation-rental company STR Management, the couple has experience knowing how to appeal to fellow vacationers. They drew on that expertise and

on personal travel experiences for their home’s plans and details, like a coffee bar near a first-floor doorway so guests don’t have to return to the main kitchen for java on their way out and little luxuries like heated bathroom tile floors.

Avoid carpeting in a coastal environment and opt for materials such as ceramic tile that emulates woodgrain flooring. • Elevators. Add a clear, acrylic “window” to the doorway of residential elevators to alleviate any claustrophobic feelings. Install automatic gate closures so elevators don’t get stuck a level above if someone forgets to shut it. • Bathrooms. B ringing Spanish, Mediter- ranean, and Latin flavors to North Town Center, Luca is under construction with plans to open later this year! “ It’s going to be the coolest restaurant in Nueces County, a spot you’d find in Madrid, Barcelona, or Miami,” says Kris Amundsen, who will run the restaurant with wife Lisa. The couple has long operated neighbor- ing Lisabella’s Bistro and will bring the same exceptional service to an entirely new concept. “Luca has been a passion and vision for us a long time,” Kris says. Contrasting the French-style menu at Lisabella’s, Luca will feature a Spanish-eclectic menu with Latin leanings. Enjoy steak, lamb, quail, and seafood, accented by the tang of chimichurri, charred lemon, garlic, and pickled poblano. A tequila bar and full selection of high-quality, Old-World wines from Spain and South America complement the fare. Backed by a bright pink bar, interiors feature curved, green booths as part of a pink-mauve-and-green color scheme, while lush greenery and bright blooms evoke Mediterranean patios. Selections reflect ideas Lisa and her family have dreamed about for years, and she’s en- listed Paige Schnell of Tracery Interiors Design Studio in Inlet Beach, Florida,
to interpret and execute the look . ‘It’s going to be fun and lively, with plants everywhere,” Kris says. Named to honor Kris and Lisa’s son Luke, the restaurant is a family affair. The couple’s son John Amundson will work as Luca’s general manager, and son-in-law Chef Spencer Cox will move from Lisa- bella’s to helm Luca’s kitchen during its opening season. Other family members and long-time Lisabella’s wait staff will also help launch the new eatery. Not to worry, Lisabella’s fans! A new chef working alongside Spencer this summer at Lisabella’s will prep to keep it humming. “Lisabella’s is a well-oiled ma- chine,” Kris says, assuring guests that stan- dards will remain high at both restaurants. “Our family has a culture of excellence.”

A HOME design CENTER
A nother new building will break ground soon on Market Street—a 4,000-square- foot home design center and showroom from Austin Designer Chris Beach. A Gulf-side satellite for his Austin-based Decorum Home + Design, the ground-floor space will offer accents, lamps, and rugs for purchase, but it also will serve as a planning center for anyone looking to design a coastal home.
“There will be take-away items and giftables, combining a home store with interior design services,” Chris says. A homeowner at Cinnamon Shore himself, Chris has valuable experi-
ence working on projects in the commu- nity, with more than twenty completed or in various stages. Beyond his design expertise, his work is informed by person- al history. “I grew up in Houston, and my grandparents had a beach house in Galves- ton,” he says. “I have very fond memories of always being there and spending family time at the beach.” A fan of wallpaper and use of color in a beach home, Chris has fun designing more whimsical rooms on the coast than owners may try in a primary residence. To get a look at his creative style, clients can
walk through four condos on the upper levels of the three-story Market Street building. They can study the two- and three-bedroom residences for ideas and inspiration, then head downstairs to shop or plan their own beach interiors.

QUALITY COLLABORATORS
The San Antonio, Texas, couple built this Gulf-front home at Cinnamon Shore South after owning a home with distant Gulf views at Cinnamon Shore North for years. The former home’s floor plan by a previous owner had never quite met their family’s needs, and they had pined for Gulf-front sights and sounds. When Gulf sites opened at “South,” they turned to architect Bill Davies of Davies Collaborative in Austin, Texas, Waggoner Custom Homes of Port Aransas, Texas, and Interior Designer Paige Schnell of Tracery Interiors in Inlet Beach, Florida. “We admired Paige’s work
in a green swath that complements sand and surf. In addition to the direct Gulf view they had longed for, this close-up dune view was a pleasant surprise. “Being Gulf-front gives us a new appreciation of the beauty of the dunes, with flowers, cattails, and changes in the vegetation depending on the season,” Kim says. After close collaboration with a top-tier design-build team, the couple enjoys all aspects of the view from Blue Havana, a three-story masterpiece, and the home itself is a wonder.

on previous projects, and honestly, let her team run with the design,” Kim says. “Once those [initial] selections were made, we collaborated on furniture, bedding, rugs and artwork that helped achieve our goal.” The result? A grand home with four king suites, three bunk rooms, thoughtful interior spaces, and creative outdoor spaces essential for a beachfront home. “Being close enough to hear the surf and have an unobstructed view of the beach was something we always wanted and is more spectacular than we realized,” Alex says. BOLD MOVES Alex and Kim worked with Bill on the key decision to place the main living space on the third level. “That way we’re certain to maximize the Gulf views,” Bill says. Alex explains that higher ceilings on the first two levels ensured the third floor rose above the dune line, which is higher at “South” than it is at “North.” An elevator ensures everyone can easily access this top living space, where a large cupola rises above an open living area that combines comfortable living room, dining area, and kitchen. Paige’s team designed uplighting into the cupola that Bill says creates a “dynamic ceiling” even at nighttime. Kim and Alex appreciated Paige’s interior selections, including tile, plumbing fixtures, and especially the blue paint color on interior doors and the prominent V-groove on walls and living room ceiling. Tim Waggoner of Waggoner Custom Home agrees that the V-groove is a defining feature. “Beyond its practical role, the V-groove serves as a visual narrative of precision and artistry, where craftsmanship and engineering converge,” Tim says.

BEACHFRONT ICON Working with Paige, Waggoner brothers Tim and Pete, and Bill helped establish the Gulf-front standard at South. “This home will be an anchor along the Gulf-front,” Bill says, adding that his number one goal is for designs to add to the community. The builders rose to the challenge of building Gulf-front. “[The Waggoner brothers] are not only master builders, but true craftsmen, offering creative design features that maximized our square footage,” say Kim and Alex.

STRATEGIC PLANNING To make the most of a Gulf-front site and to create a beach home haven, learn from “Blue Havana.” • Go vertical to maximize the view. High ceilings on the first and second floor elevated the third level to ensure the Gulf view over the dunes, which are higher at Cinnamon Shore South than they are at “North.” • Read the design code carefully. After learning that Cinnamon Shore South allows Gulf-front homes one floor with grid-free glass, the Pruitts replaced third-floor grid windows with simple panes for picture-window Gulf vistas. “The view really popped!” Kim says. • Give continuity with design elements. Paige Schnell chose a V-groove that connects the home’s three levels. “It adds rhythm and flow to the architectural composition, enhancing the overall experience of the space,” says builder Tim Waggoner • Shift square footage from bedrooms toward main living spaces. King- size beds were important for the four suites, but Kim and Alex dedicated more open space to main living areas.

this summer, we’re excited to watch ‘South’ Town Square prepare to break ground! We’ve enlisted award-winning Kimmel Studio Architects of Annapolis, Maryland, to draw the plans for this central element, and principal Devin Kimmel, AIA, ASLA, brings a unique perspective to the project. He describes his philosophy as “a fresh take on new urbanism,” and his multidisciplinary firm combines top talents in architecture, landscape architecture, and interior design. The firm also brings its extensive experience designing waterfront properties along Chesapeake Bay, and the Kimmel team’s design for our lakefront town square ties in beautifully to Urban Planner Mark Schnell’s master plan for the community. Other projects in the works include new restaurants we plan to announce soon, plus parks, more pools, a fitness center, and a linear park and plaza! The latest renderings reveal charming buildings with gleaming, white facades set along the lakefront and grassy gathering places. Rows of tastefully designed buildings set the stage for retail and restaurants, while a pair of handsome towers help define the low-rise profile. With an emphasis on what residents or guests experience both indoors and outdoors, Kimmel Studio displays clever use of “towers, gateways, and other architec-
tural elements to blur the lines between interior and exterior spaces. Here’s how the firm describes the project: “The architectural design draws inspiration from the Gulf Coast, incorporating modern elements for a sophisticated feel. Light wood tones evoke the tranquility of the coastal environment, while pops of pastel create a sense of serenity. Kimmel Studio's Landscape Architects are crafting an inviting outdoor haven… for gatherings, concerts, markets, and games, all integrated with a waterfront promenade. The goal? To ensure residents can connect with the natural beauty of the Texas Gulf Coast throughout the development.”

An upcoming asset to the community, this new series of linear parks and plaza will run on an axis between a landmark obelisk on Sundown Lake and the new Reflection Point Pavilion on Reflection Pond. Lined with reading benches and a variety of green spaces, the walkway and plaza will serve as bonus outdoor living spaces for surrounding homes and as a destination for walkers, joggers, and picnic-goers. Water views at either end keep you connected to the coast, as brackish lake and pond waters

NEIGHBORLY SQUARE POOL The intimate Neighborly Square Pool features a shallow, 3-foot-deep pool separated from a larger pool by a walkway. Pergolas and fluttering palms shade lounge chairs while fountains bubble in pool waters. Details like Cinnamon Shore umbrella shapes punched into the complex fencing make it a signature space. With hammocks and fire pit rounding out the
